Our vision is simple: branded hotels, luxury resorts, and limited residences — all on the same epic property.

• 🗝️ Keys: For our hotel & resort enthusiasts who want insane perks but aren't quite ready to own a residence.
Residences will require an additional deposit after your EOI, with a clear timeline (details and priority allocation shared directly with EOI insiders).

What happens after I submit my EOI?
Once we receive your EOI:

✅ You’ll receive the option to move forward on a residence (or a Key) ahead of the public.

This is not a final reservation or a deposit toward a residence.

What is an Expression of Interest (EOI)?
An EOI is a partially refundable, no-commitment deposit that locks your priority access to our upcoming branded residences and keys. It’s your first step into the L17 lifestyle.
How much is the EOI, and what does it include?
Our EOI for L17 branded residences is currently $20,000 USD.
This amount secures your priority selection of units, insider pricing, early access perks, and a direct invitation to explore further investment or residence opportunities before we open to the public.
Where are these residences being developed?
Our current focus is in the Ixtapa-Zihuatanejo area. We’re actively finalizing sites—most are oceanfront or perched on hills with ocean views, surrounded by palms and lush greenery.
Is my EOI fully refundable?
A portion of your EOI is refundable. $15,000 USD is fully refundable if you decide to withdraw within 30 days of placing your EOI. The remaining $5,000 is non-refundable — this allows us to reserve your spot confidently and ensures fairness to other interested buyers. Once we allocate a spot to you, we can’t offer it to someone else unless you cancel, which can delay others' timelines.
What happens after I place my EOI?
Once your EOI is received, our team will contact you to discuss available villas, upcoming site tours, and membership options. You’ll have priority access to select your residence before general release.
When is the next payment due after the EOI?
Once villa selection is finalized, an additional deposit (amount TBD, typically 10-20% of total villa price) will be required to convert your EOI into a formal purchase reservation. This payment schedule will be clearly outlined when you choose your villa.
What if I want a Key but not a residence?
You can still apply your EOI toward a Key membership. You’ll get all the Key perks without needing to commit to real estate.
Can I share my EOI benefits with someone else?
Yes, EOIs and related perks are transferable and designed to reward our earliest supporters directly.
How long is the EOI valid?
Your EOI secures your spot until the official launch of the residences. You’ll receive regular updates and timelines as we move forward.
Disclaimer: By submitting your Expression of Interest (EOI), you acknowledge that $5,000 USD of the total $20,000 EOI amount is non-refundable after 30 days. The remaining $5,000 USD may be refunded within the first 30 days from your EOI date if you choose to withdraw. Placing an EOI does not constitute a binding purchase contract, but it does secure your priority in the selection process for L17 residences and branded villa opportunities. Final pricing, villa availability, and additional deposit schedules will be provided upon allocation. Limited availability; priority is given based on the order of received EOIs.
