When will my merch order ship?
Our initial merch drops are made in small, limited batches to reduce waste and ensure top quality. Because of this, turnaround times can be **6–10 weeks** (sometimes longer, depending on demand). Think of it as a preorder — your patience supports the creation of a brand rooted in purpose, not mass production. We'll keep you updated on every step! This page will be updated as shipping times improve.
How much is the EOI, and what does it include?
Our EOI for L17 branded residences is currently $20,000 USD. This amount secures your priority access to select one of the first oceanview or beachfront villas. You’ll also receive priority to our future branded resort perks and Key membership upgrades.
Is my EOI fully refundable?
A portion of your EOI is refundable. $20,000 USD is fully refundable if you decide to withdraw within 30 days of placing your EOI. The remaining $5,000 is non-refundable — this allows us to reserve your spot confidently and ensures fairness to other interested buyers. Once we allocate a spot to you, we can’t offer it to someone else unless you cancel, which can delay others' timelines. Spots are extremely limited at the moment.
What happens after I place my EOI?
Once your EOI is received, our team will contact you to discuss available villas, upcoming site tours, and membership options. You’ll have priority access to select your residence before general release. Certain aspects of customization of your villa will also begin during this time.
Additionally, our legal partners and operations team will also be in touch to complete the necessary compliance documents to proceed with your purchase.
When is the next payment due after the EOI?
Once villa selection is finalized, an additional deposit (amount TBD, typically 10-20% of total villa price) will be required to convert your EOI into a formal purchase reservation. This payment schedule will be clearly outlined when you choose your villa.
When do Key perks (Surfers’, Explorer, Legend) start?
Certain perks (like digital community access, early merch drops, and event invites) start right away. However, many full-on-site rewards — including annual free stays, gym access, and beach perks — **won’t be fully realized until our first flagship property is open**, estimated in **9–18 months**.
We’ll keep you closely updated on construction and opening milestones so you’re always in the loop.
What happens if I want to upgrade my Key later?
We got you. You can upgrade your Key at any time (subject to availability), and we'll apply your original Key purchase toward the new tier. This ensures you're never "locked out" as your stoke — and commitment — grows.
Can I gift a Key or merch?
Absolutely. Keys make an incredible lifetime gift for surf lovers, adventure seekers, or anyone who craves community and experiences over things. Just include a note at checkout or email us, and we’ll coordinate all the details with you.
What if I change my mind after purchasing a Key?
We understand life changes. While Keys are non-refundable due to the highly limited nature and immediate activation of digital perks, we’re happy to help you transfer your Key to another approved owner or convert your purchase into future on-site credits or stays.
How long do I get to use my Key benefits?
Your Key perks are designed to last **for life** (or as long as L17 exists and operates). We see this as a long-term community membership, not just a one-time product. We have developed a special 200-year business model (not available to the public) - yes, you read that right.
What if I can’t travel soon? Will I miss out?
Not at all. We designed L17 Keys to evolve with you. Early supporters get digital perks, future merch access, and ongoing community benefits — so you’ll always be included, no matter where you are in the world. Your annual free night, lifetime discounts, and local perks will be waiting when you’re ready to visit.
How do I stay updated on property progress?
As a Key holder (or subscriber), you’ll get exclusive behind-the-scenes updates, design previews, and construction milestones. We want you to feel part of every wave and wall we build.
Can I really make a million dollars with L17 Capital?
That’s the goal. We focus on coastal real estate and hospitality hybrid models with high-conviction upside. Most investors aim for 18–22% IRRs over a 5-year hold, with both cash flow from branded hotel operations and long-term equity gains.
